Founder Control & Legal Security
The Svala land is personally controlled by the founder, with core development permits and legal ownership structure already secured — ensuring a solid legal foundation before construction begins.
Initial Setup Costs — Covered by Nordic Bumi Ventures (Owner)
To ensure a seamless launch and consistent NBV standards, all one-time setup costs are covered by Nordic Bumi Ventures, including:
- Branding & design setup
- Website integration & booking engine setup
- PMS & channel manager onboarding
- Initial photography & videography
- Initial staff recruitment & training
- Initial amenity setup (linen, towels, guest kits)
Operational Costs — Shared 50/50
All recurring monthly operational expenses are shared equally between Owner and Management. These include:
- Staff salaries (housekeeping, reception, gardening, security)
- Electricity, water, gas, internet
- Laundry & cleaning supplies
- Booking system subscriptions & PMS monthly fees
- Digital marketing & advertising
- OTA commissions (Airbnb, Booking.com, Agoda)
- Guest amenities & consumables
- Pool and landscaping maintenance
- Routine villa care and security servicing
